Online marketing was not even possible when I first looked into Tax liens in 1995. The internet and Ebay were new and did not have much depth or market penetration. I registered this and other domains because I was interested in the subject and have only recently begun to develop them. Boy, have things changed.
Land sales companies have clearly discovered Ebay and AdWords. I will spend some time researching the state of the market and adding that information here.
Not being able to see a way to sell property I acquired via tax certificates was a major reason why I did not pursue them. I lived out of state and the properties I was looking at did not have enough value to make hiring a broker feasible. That has obviously changed.
Below is an Ebay search for "Arizona land". Look closely at the prices and number of bids on many of these lots. I am certain many/most of these are being acquired at tax sales for a couple hundred dollars or less. So the worst case is if you buy Arizona Tax Certificates and "only" earn 16% on your investment. If the taxes aren't paid and you get a Arizona Tax Deed, you stand to make some serious money.
